This project provided for the phased construction of a new student union building that included meeting and conference space, kitchen facilities, bowling and game room facilities, a theater, retail space, office space and a food court. The requirement to maintain vital services and construct this project around existing utilities required considerable effort to coordinate, schedule and package the work to meet the needs of the university community. The design development estimate for this project indicated that the project was $3.2 million dollars over budget. We conducted numerous value-engineering and cost containment sessions with the owner and the designer. This enabled the project, with 22 prime contracts, to be delivered within the $41.1 million dollar budget, while protecting the intended function of the facility.
